From attentive staff to a state-of-the-art marina and Jack Nicklaus signature golf course, Cap Cana has everything you need for a blissful beach holiday.

You’ll be taken care of by a cook, housekeeper and butler, who live in separate quarters at the villa and are ready to whip up breakfast, serve refreshments on the terrace or prepare local specialties on the barbecue. Revel in the villa’s four acres of tropical gardens and private oceanfront terrace with infinity pool, loungers, al-fresco dining and a wet bar. Active guests can take the kayak out on the water; for everyone else, the hammock awaits.

Thatched roofs, natural stone, wood paneling and the lush surroundings make Villa Kayanta feel like a luxury treehouse. The property takes its name from Mayan, where Kayantá means 'to be reborn'. Enjoying the beauty of nature and taking an opportunity to destress, you'll be reminded what life is all about. In the living and dining areas, sophisticated pieces like white sofas and a glass-topped dining table are set off by hand-selected accessories and artwork. Though the house does have a fully equipped kitchen, you can relax—the staff will take care of all the cooking for you.

Each of the villa’s five bedrooms has an en-suite bathroom and walk-in closet, making the property a wonderful alternative to a hotel for a family or group of friends. There are three bedrooms with king beds, including the master suite, and two bedrooms with two full beds each.

      • All credit card holders must be aged 25 years and older at check-in. Amount of one night stay. Seaweed: The beaches in this destination may be affected by seaweed. The Guest acknowledges that Luxury Retreats and/or the Homeowner’s responsibility extends solely to the immediate premises of the rented Property, and that no compensation will be considered in relation to limitation in the experience of the destination that may come as a consequence of a seaweed surge or associated local cleaning efforts. PROPERTY: The property is located at Boulevard Juanillo Fundadores, Juanillo 28, Cap Cana, La Altagracia, Dominican Republic. LEASE OF PREMISES. Owner agrees to rent Villa Kayanta hereinafter referred to as the “Premises” to The Renter for the term specified in the Booking Form and on the terms and conditions set forth herein. For the purpose of this Lease, "Premises" shall mean the entire premises rented to The Renter. However, the Premises does not include locked cabinets, wine cellar, office, garage space where the Owners vehicles and boats are parked, maids quarters, storage areas, or mechanical rooms to which access may be prohibited to preserve Owner privacy or to ensure Renter safety. Use of Owner vehicles, boats, golf carts are prohibited. The Renter warrants that he or she will be present in the Premises during the rental period and is not entering into this Agreement on behalf of another party. MAXIMUM OCCUPANCY: The maximum number of guests is limited to 14 persons, 10 adults and 4 children. If the The Renter violates the maximum number of guests, The Renter and visitors are subject to immediate eviction. GUEST PARTY: Occupancy of the Premises is limited to the Registered Guests setforth bellow only, and occupancy by others or subletting is strictly prohibited and will be construed to be a breach of this agreement. If The Renter brings in extra guests or visitors without prior approval, the Renter and visitors will be asked to vacate the property. Any security payments and all rent will be subject to forfeiture. Any reservations made under false pretenses will result in loss of advance payments, deposit and/or rental money, and The Renter and party will not be permitted to check-in and will be remove from the property. The Renter and visitors will comply with all Owner’s set rules in this agreement. Failure to adhere to these rules will be considered sufficient cause for immediate eviction with no refund of any monies. CHECK-IN/CHECK -OUT PROCEDURE 1. Check-In. Check-in time is at 3pm local time, on the day Renter’s scheduled reservation begins. No early check-ins without prior consent of Owner. 2. Check-Out. Check-out time is 12pm local time on the day Renter’s scheduled reservation ends. Any delay in check-out, without prior consent of Owner shall result in Renter’s being charged a penalty in the amount of 20% of the daily rent set forth in this Agreement for each hour that Renter or visitors remain on the Premises after the check-out date and time. USE AND ENJOYMENT OF PROPERTY Use of Premises. The Renter and visitors will comply with all local laws, ordinances and community rules regarding the use of the premises. Private Property. The Renter understands and agrees that Premises are a privately owned residence. It shall be treated with the utmost respect and care. Any damages resulting from the Renter, guests, and visitors to any furnishings, appliances, or amenities, shall be paid for by the Renter. Condition of Premises. The Renter acknowledges that at commencement of the rental, the property is in good and substantial repair except for any defect the Renter may report to the Agent during the first day of the rental. The Renter shall inspect the Premises, furnishings, amenities, appliances, fixtures, plumbing, heating and electrical systems, with Agent at time of check-in. The Renter shall notify Agent at check-in if The Renter has found any of the above items not to be in good working condition. Any unsafe or dangerous condition must be reported to the Agent or his representative immediately. The Renter shall comply with all obligations imposed upon them by applicable provisions of building, housing, and health codes; maintain the Premises in good condition during the entire length of this Agreement and shall neither cause nor allow any abuse of the Premises therein. Costs to repair, replace or rebuild any portion of the Premises or above items which are damaged by The Renter or visitors shall be paid for by The Renter. Quiet Enjoyment. The Renter and visitors shall be entitled to the quiet enjoyment of the Premises. Any disturbance resulting in police action, neighborhood complaints or any violation of the rules and regulations is considered sufficient cause for immediate termination of The Renter stay with all monies paid forfeited. No smoking, fires, or fireworks. The Property is smoke-free including outdoor areas, and, as such, smoking within its premises is not permitted and prohibited and will be construed to be a breach of this agreement. Fires and fireworks are not allowed on the Premises at any time. The Renter is entirely liable for any costs associated with fire suppression efforts caused by violation of this term of the rental agreement. Pets. Pets are not allowed in or on the premises (except the Owner’s pets). Unauthorized occupancy of pets will result in a $500.00 fine, immediate eviction and loss of all rents and security payments. Use of Kitchen and Grills. The kitchen and grill should be used only by the villa staff. No Cleaning or Repairs. The Renter shall not use any outside contractors nor cleaning companies. All cleaning and repairs, as well as any other services to the property, must be handled by the Agent. Locked Areas. The Renter and visitors may not be provided a key for Owner’s personal storage spaces, including the wine cellar. Any attempt to enter locked areas is cause for immediate termination of this agreement, forfeiture of all monies paid, and the Renter will be liable for any damage and/or missing items. No Alterations. No repairs, decorations or alterations to the Premises shall be made by The Renter. If Renter or visitors do make alterations to the property, fees may be deducted from the security deposit. Furniture, furnishings appliances, and other items within the Premises: The Renter and visitors are not permitted to relocate any furniture, furnishings, appliances, and/or other items located throughout the Premises. Access: The Renter shall allow the Owner, Agent and/or their representatives access to the property for purposes of repair and inspection. MYA Servicios is the Property management company and will have access to the premises at all times. No Parties. Parties, receptions, large gatherings, weddings, or similar events are strictly prohibited at Premises, without prior written authorization from Owner. A party is defined as having more than 20 Persons on Premises at any given time, including those listed as Registered Guests. If an unauthorized party occurs at Premises, The Renter is subject to immediate eviction without refund of rent. Prohibited Uses. The Renter and visitors shall not use the Premises for the purpose of storing, manufacturing or selling any explosives, flammables, drugs, or other inherently dangerous substances. The Renter is also prohibited from using the property for any commercial use, including but not limited to: film production, TV production, commercial production, fashion production, goods production, or any other commercial use of the property. If any commercial activity is found on Premises, The Renter is subject to immediate eviction without refund of rent. Repairs/Service Calls – Agent and Owner cannot guarantee against mechanical failure of air conditioning, TVs, satellite receivers, DVD players, wifi or other appliances. Agent and Owner cannot guarantee against interruption of utility services, including the cable and internet, beyond their scope of control. The Renter shall report any inoperative equipment or services immediately to the Agent. Agent will make every reasonable effort to have repairs done quickly and efficiently. The Renter understands and agrees that Agent or its repair technicians might need access to the Premises for the purpose of making the repair. Utilities The Owner will provide The renter with water, electricity, linens and a telephone, which can be used for local calls (all long distance and international calls will be charged to the guest). REIMBURSABLE EXPENSES: The Renter understands and agrees that all costs of groceries, beverages, incidentals, ground transportation and the like are additional to the Rent. Receipts for such goods and services will be provided to the Renter. Payment for such goods and services is to be made by the Renter to the Agent in a timely manner and shall not be unreasonably withheld. ITEMS LEFT BEHIND: Agent/Owner is not responsible for any items Guest leaves behind in the property. Agent is authorized to charge the credit card on file to return any items through Mail. NO ASSIGNMENT: No portion of Premises shall be sublet nor this Agreement assigned to any other parties. If The Renter makes any attempt at subletting or assignment, The Renter is subject to immediate eviction without refund of rent or security deposit. Owner retains the right to assign his or her rights under this agreement to a third party without further notice. INDEMNIFICATION AND HOLD HARMLESS. The Renter agrees to immediately notify the Owner and Agent of any maintenance problem, so that the situation can be remedied as soon as possible. Owner and Agent are not responsible for any inconveniences that may occur for which he has no control. This includes, but is not limited to: power outages, adverse weather conditions, natural disasters, mandatory evacuation, construction, acts of God, acts of governmental agencies, fire, strikes, war, mechanical failure such as pool, television, internet and cable services, or other appliances, etc. No refunds will be given for occurrences beyond the owner’s control. The Renter and visitors acknowledges that the use of the property is entirely at the guests risk. It is agreed that the Renter and visitors are expressly assuming the risk of any harm arising from their use of the premises or others whom they invitee to use the premises. The Owner shall not be held liable for accidents, injuries or illness that occurs while on the Premises or its facilities. Owner and Agent are not responsible for any theft or damage to The Renter’s and visitors belongings or valuables during their stay at the Premises. The Renter agrees to indemnify and hold harmless the Owner and Agent for any and all expenses, costs, damages, suits, actions or liabilities arising from or related to any claim, demands, cause of action, judgements, attorney’s fees, or litigation which may arise out of or in connection with the Renter’s use and occupancy of the Premises including but not limited to any claim or liability for personal injury or death resulting from the use of the Premises, grounds, boats, bicycles, pool, and beach use, or damage to personal property, or theft of property which is made, incurred or sustained by the Renter and visitors. LIMITED TENANCY. The Renter are only entitled to occupy the Premises for exactly the dates outlined in this agreement. The Renter understands this is a short-term rental and has no right or privilege to occupy the Premises beyond the dates and times outlined in this Agreement.
