Make yourself at home in Napa and Sonoma at Yellow Door Cottage. This newly built vacation rental is less than a 10-minute drive from top-rated restaurants, a selection of wineries and kid-friendly attractions. Its private countryside setting, contemporary California ranch style, open layout and three bedrooms are perfect for a getaway with friends or a holiday with family.

The cottage opens to extensive outdoor living areas. Bask in the sun by the pool and hot tub, organize games on the broad lawn or visit the neighbor’s horses in the field bordering the property. As the sun sinks toward the hills in the distance, settle in with a glass of wine at the pergola-covered sitting area on the deck and heat up the barbecue for an al-fresco dinner. After dark, a cable TV, DVD player and Wi-Fi are available to entertain.

Inside this luxury property, a row of sliding doors and pops of green and yellow give the open-plan great room a bright, vibrant look. A vaulted ceiling spans the length of the room, stretching over the living and dining areas and fully equipped kitchen and adding to the airy feel. A fireplace in the living area and state-of-the-art appliances in the kitchen—including a sunshine-yellow stove—are thoughtful touches that further elevate the experience.

Yellow Door Cottage has a master bedroom with a king bed and en-suite bathroom, and two bedrooms that share a bathroom with a queen bed and two double beds, respectively. Like the great room, the bedrooms feature high ceilings and clean-lined furnishings for a modern look.

      Additional rules
      • All credit card holders must be aged 25 years and older at check-in. We look forward to your visit to the wine country. There are strict local ordinances in the wine country regarding vacation rental guest behavior, occupancy and neighborhood disturbances. Violations of the terms and conditions of this booking agreement and Schedule “A” may result in significant additional charges, forfeiture of your security deposit and immediate eviction from the property. Occupancy and Reasonable Use Occupancy is strictly limited to the number of guests specified in your agreement or on the Company’s website at all times during your stay. Parties, weddings and events are strictly prohibited. You agree that you and members of your party will not disturb the neighbors peaceful enjoyment of their properties, and that any consequences of your failure to do so shall be your sole responsibility. You further agree you will not allow the Premises to be used for any improper or illegal purposes. You agree to only use the premises as a private vacation residence for yourself and the other individuals included in your party. Outside Noise Between the hours of 10:00 PM and 9:00 AM Outside activities and noise at vacation rentals are not allowed between the hours of 10 PM and 9 AM per county ordinance. Please reduce noise levels by 9 PM and move outdoor conversations and activities indoors after 10 PM. Noise from loud voices, laughing and general socializing travels and echoes in this area resulting in neighbor disturbances. Outdoor Amplified Sound Not Allowed County regulations prohibit outdoor amplified sound at vacation rentals at any time. Utilities Mandatory utility fee of $1,500 for a 30 day stay. Extra Cleaning The booking agreement includes a fee for normal cleaning at the end of the rental term. If the condition of the premises requires extra cleaning beyond the norm or if you request extra cleaning services, you shall be responsible for the cost of such cleaning which will be billed at the rate of $35.00 per hour per housekeeper. No Smoking You agree you shall neither smoke nor allow smoking in the premises during the rental term. The wine country is very dry and subject to dangerous fires. Violation of this clause may result in a $500 deep cleaning fee. Recycling and Excess Garbage Recycling is required by local ordinance and normal guest usage includes one can for garbage and one for recycling. Failure to recycle may result in an additional fee of $200. Excess garbage which does not fit in the cans provided and needs to be hauled away may result in an additional fee of $200. Pets Pets are not allowed unless specifically approved in writing by Luxury Retreats of the local PMC. Unauthorized pets will result in and additional fee of $500. Liability for Damage You agree to notify the Local Property Management Company “PMC” immediately during your stay about damage, breakage or stains. You are responsible for all damages to the property caused by you and members of your party. You are responsible for ensuring that the property is left upon departure in the same condition and repair as upon arrival. The local Property Management Company (“PMC”) will bill the you for any and all necessary replacement and repair costs within 45 days of the end of the rental term. Security Deposit In addition to the cash security deposit, credit card authorization, the Local PMC will keep your credit card information on file and you authorize the Local PMC to charge your card for additional charges in excess of the cash security deposit including damages, utilities and cleaning expenses as described in these terms and conditions. Right to Repair You shall provide prompt, detailed telephonic notice to the Local PMC of any damage or disrepair to or affecting the property. If such damage or disrepair is not the result of the action or inaction of you or members of your party, and if such damage or disrepair interferes with the use of the premises, The Local PMC shall have 36 hours to replace or repair the same without a reduction in rent. You agree to report any problems immediately so we may address your concerns as quickly as possible. Access to Property Upon notice the Local PMC may enter the property for necessary maintenance, repairs, or other reasonable purposes. Assignment or Sublease You may not assign this agreement or sublease any portion of the property without prior written consent of Luxury Retreats and/or the Local MC. No such approved assignment or sublease shall in any way relieve you of obligations and responsibilities under this agreement. Substitution In the event of serious and substantiated unforeseen circumstances, in conjunction with Luxury Retreats, the Local PMC reserves the right to substitute the rented property described herein with another of an equivalent level, quality, value and location. In the event of force majeure or sale of property rented, in conjunction with Luxury Retreats, the Local PMC reserves the right to cancel and terminate this contract and return any amounts paid with no further obligation, responsibility, or liability. Rural Property The property may be in a remote location. As such, what would be considered normal response time for public services in an urban area may not be available in this location, i.e., police, fire and emergency services. Also, naturally dwelling animals, reptiles and fauna are different then might be encountered in an urban setting and some might be considered "pests" by some individuals, i.e., poison oak, raccoons, skunks, rattlesnakes, coyotes, mountain lion, etc. some of which may be exposed to Lyme’s disease, yellow jackets, etc. Right to Farm If the property you are leasing is located near an agricultural operation on agricultural land, tenants of the property may at times be subject to inconvenience or discomfort arising from that operation, including, without limitation, noise, odors, fumes, dust, smoke, insects, operation of machinery during any time of day or night, storage and disposal of manure, and ground or aerial application of fertilizers, soil amendments, seeds and pesticides. One or more of these inconveniences or discomforts may occur as a result of any properly conducted agricultural operation on agricultural land. You should be prepared to accept such inconvenience or discomfort as a normal and necessary aspect of renting a home in a country with a strong rural character and an active agricultural sector. Speed Limit and Parking Please drive no more than 5-10 miles an hour on private and shared access roads.
